What is an Aerobic Monitoring Contract and why are they required?
  • Contract between septic owner and licensed maintainer to inspect their Aerobic septic
  • Inspections are to prevent public health risk from malfunctioning systems
  • They are required by law by some Texas cities and counties 
  • Contracts must include 3 inspections per year; once every 4 months
  • Reports are given to septic owner and filed with regulating authority

What is covered with monitoring contract?

  • Three inspections per year – one every four months
  • All components are checked for functionality (pumps, alarms, sprinklers, etc…)
  • Sludge sample is taken from pump tank; to evaluate if tank pumping is needed
  • Aerator compressor filter cleaned 
  • Check for presence of chlorine in system
  • Authenticate inspection by dating and initialing; sticker placed on septic control panel
  • Inspection report left at home and copy filed with regulating authority

What is done if problem is found during inspection?

  • Will be corrected at time of inspection; if repair will not result in additional fees
  • Problem will be noted on inspection report and copy left at home
  • Owner notified by mail of any problems that would require addition cost to correct
  • Estimate of repair cost provided upon request
  • Repairs performed only after verbal  approval has been given by septic owner
  • Authorities notified of completed repairs
